Sound familiar? It is worth a call.
- Water bill up with no change in use
- Meter moving with everything off
- Damp drywall, bubbling paint, or a musty smell
- Mold in a spot with no obvious water source
- A soft patch in the lawn between the meter and the house
We work from the meter inward. First the meter test to confirm water is leaving the system. Then we isolate: house versus irrigation, hot versus cold, supply versus drain. Then we listen with acoustic equipment, trace lines, and image walls and floors thermally to put the leak in a spot small enough to open once. Common finds: pinholes in copper inside walls, failed toilet fill valves and flappers, a main line between the meter and the house, irrigation valves, and slab lines. If it is a slab leak, that page covers the repair options.

What this county does to plumbing.
The water bill is a better leak detector here than anywhere, because water is expensive and tiered. A single toilet flapper leaking silently can add $50 to $100 a month. Irrigation is the most common outdoor culprit: a stuck valve or a broken lateral in a bed runs for hours at night and never leaves a puddle in dry soil. Inside, it is copper, and the pressure and water chemistry that pinhole slab lines do the same in the walls.
Flat, in writing, before we start.
Detection is quoted flat. If we repair on the same visit, the detection is folded into the repair. One-year labor warranty on repairs.

Answered straight.
How do I check for a leak myself?
Turn everything off, including irrigation, and watch the meter for ten minutes. If the low-flow indicator moves, water is leaving somewhere.
Can you find it without opening walls?
Almost always. The equipment locates it to a small area and we open once.
Is it my irrigation or my house?
We isolate at the irrigation shut-off first. That splits it in minutes.
Will you repair it the same day?
For most in-wall and fixture leaks, yes.
Does my water district give a leak adjustment?
Many do, once, with a plumber's invoice showing the repair. Ask yours.
What if it is under the slab?
Then it is a slab leak and we quote spot repair, reroute, and repipe. See the slab leak page.
