We test static pressure at a hose bib with a gauge, and if it reads over 80 PSI we replace the regulator at the main with a new bronze pressure-reducing valve set to 55 to 65 PSI. Where there is no regulator at all, we install one, along with a new main shut-off if the existing one does not close. Where the water heater is on a closed system, we add or replace the expansion tank, because a new regulator turns the system closed and the heater needs somewhere to expand.

How do I check it?
A hose bib gauge from any hardware store. Screw it on, open the bib, read it with everything else off.
Where is the regulator?
Usually at the main where the line enters the house, near the front hose bib, a bell-shaped brass fitting.
Why does my new regulator come with an expansion tank?
A regulator stops water from backing up into the main. When the water heater heats, that water has to go somewhere. The tank absorbs it. Skip it and the T&P valve on the heater does the job instead, by leaking.
Can high pressure void my water heater warranty?
Many manufacturers exclude damage from pressure over 80 PSI. Check the fine print on yours.
